Resido build-to-rent apartments at Sylvia Park comprise of 295 units in three separate residential buildings located around a central communal open plaza and private resident’s pavilion, with a basement car park and pedestrian links.
Being one of the first build-to-rent developments in New Zealand, Resido is run by Kiwi Property whose intention was to built a community in close proximity to amenities and the convenience of public transport at Sylvia Park.
Kiwi Property Chief Executive Clive Mackenzie says “these units are specifically designed for long term tenancy. The model offers residents the flexibility and convenience of renting, coupled with the security of tenure usually associated with homeownership”.
Mackenzie also says the accommodation offers “a range of resident services and specially curated events, all designed to promote a vibrant community”.
The $220m development offers a mix of studio, one, two and three-bedroom apartments that are built for sustainable living. eCubed was involved in the early contractor engagement and in value engineering which helped the development to achieve an impressive 8-star Homestar design rating for all apartments. This surpassed the original goal of 6-star by a commitment to reduce the buildings environmental footprint.
The apartments were built using a number of initiatives such as diverting construction waste, harvesting rainwater and using solar power for common areas. The design was intended to regenerate the surrounding landscape and show a long-term commitment.
